Welcome to the complex and my condo, ‘your home away from home’.  I know that you have a choice of where to stay, so I am honored that you have selected my unit for your lodging needs.  I’m committed to providing you with a high level of quality, and I try my best to make your stay an enjoyable one. To maintain good customer service and commitment to quality, I’m available to discuss any comments, suggestions, or concerns that you may have, and encourage you to contact me via Internet, snail mail, or phone.  I will listen and respond to your needs in a friendly and efficient manner.  If something should break or stop functioning, please contact me immediately at (386) 860-6060 or (386) 506-1503 (cell). Unfortunately, some of the guests that precede you have made it necessary to address certain house rules that should be common protocol for the sake and consideration of another person’s property. 
1)        The owner or rental agent of this unit must authorize early check-ins and late check out in writing.  There are no exceptions.  You will be charged accordingly if you arrive unauthorized and prior to 3:00 p.m., or stay later than 11:00 a.m.  Our cleaners need this time to prepare for the next guest.  There will be a $10 per hour surcharge. 
2)       There is an ample supply of towels for your convenience, as well as a hamper or basket in which to place them.  PLEASE do not give your dirty linen and towels to Housekeeping.  This unit is NOT on the rental program, and therefore towel exchange is NOT provided.  There is a laundry room located on property, should you find it necessary to freshen the existing supply.  Some of the maids might give you additional towels upon request, but if you give them my personal belongings YOU WILL BE HELD ACCOUNTABLE FOR THE MISSING INVENTORY, as I will never see them again.  USE THE HAMPER!  Please make sure that the towels/linen are dry before placing in hamper.  To leave them wet causes mildew.  Hang over a chair or shower curtain rod first. 
3)       DO NOT remove blankets or towels from the unit for beach, pool, or any other usage, and certainly DO NOT return them to the closet or drawer after usage!   There is also a gift shop downstairs or in the immediate area, where you can purchase beach towels.  I will no longer provide them, as renters seem to think that they are souvenirs.  Ditto for mixers, blenders, hair dryers, VHS tapes, playing cards, tea, games, coloring books, and food seasonings.  Inventory is taken prior to your check-in, and directly after you check out.  Thievery will not be tolerated!!   Any towels or missing articles will be immediately billed to your credit card.  If something appears to be broken or missing, call your rental agent, Stephanie Jones, at (386) 860-6060, the housekeeper whose name is posted on the wall, or the owner immediately.  Likewise, if there is a leak or maintenance problem, contact the owner or Ms. Jones immediately, and she will refer the problem to the proper channels. 
4)       Be careful to turn the water faucets tightly enough so that they don’t drip. If dishes are left in the kitchen sink with water dripping, there will be a mess when you return. 
5)       Don’t use the kitchen counter as a cutting board.   
6)       There are new stoves and microwaves in most units.  Please treat them kindly so that they continue to look and act new.  When using the oven, be sure to clean after yourself, especially if there has been spillage!  Ovens that are left with burnt-on residue, or overly dirty ovens will incur an additional cleaning fee of $15.00 applied to your credit card.   Please also clean the microwave after yourself! 
7)       Teach your children how to conduct themselves in an appropriate fashion while in my property.  DO NOT permit them to paint on the furniture, put fingerprints all over the mirrors, use nail polish on the bed or couches, drag sand into the unit, or use the bed and couches for a trampoline.  I’ve had more than my fair share of fixing damaged springs and ruined bedspreads, shampooing carpeting, and refinishing furniture.  In some units there are inflatables and other toys in the closet for your children to utilize during their stay here.  Kindly have them return these items to the closet prior to your departure.  If something is lost or broken, a trip to the Dollar Store will rectify the situation.  Please have common courtesy for the next guest.  Remember, YOU WILL BE HELD RESPONSIBLE! 
8)       Be certain to put a sheet on the futons before using.  There are blankets in the closet, and sheets in the drawers in the bedroom.  DO NOT SLEEP DIRECTLY ON THE FUTON COVERS OR SOFABEDS.  IT IS NOT SANITARY!!  There will be an additional charge added to your credit card for dry cleaning if the cover shows excessive dirt or stains.  Remember, these units are inspected thoroughly prior to and after your rental timeframe. 
9)       Please remove all opened or cooked food from the refrigerator and cabinets, and place trash bags in the dumpster prior to your departure.  Dishes are to be washed, but may be left to drain.  There are ample cleaning supplies provided, including a vacuum cleaner (most units; more coming), mop, broom, and chemicals.  There will be an additional $25.00 charge for dirty dishes or garbage that has not been removed.  Upon departure, please make sure that your balcony door is locked securely and the air conditioner is left on.  Please remove bedding from sofa beds and place in the hamper or baskets provided. 
10)    If, for any reason, you decide to move the furniture, please replace it to the original position before your departure.  It is too heavy and time consuming for our cleaners.  You will incur an extra charge for their time at a minimum of $25. 
11)    Upon departure, kindly leave the air conditioner on and drapes open to avoid mildew during vacant dates.  Please set the thermostat to at least 73 degrees.  We would ask that you please keep the doors and windows of your room closed to avoid condensation by the a/c system.  Condensation can make your floor slippery and be the cause of a fall. 
12)    Where pool/front door keys are utilized (Harbor Beach Club only), there is a $50 replacement charge.  These keys are very difficult to replace, and no excuses will be accepted in lieu of payment.  You are to leave these keys on the counter in your unit, in plain sight, for the next renter.  NO EXCEPTIONS. Regular lockbox keys are to be returned to their respective boxes after locking the door! 
13)    You have paid for departure cleaning, and this is for the purpose of sanitation and bedding removal only.  Additional room cleanings can be arranged through our housekeepers.  Each additional cleaning is $15.00 for light cleaning, $50 for deep cleaning, and linens may be exchanged for $10 per exchange. 
14)    In non-smoking units where smoke has permeated the room, there will be a charge to clean carpeting, draperies, and furniture as deemed necessary.  This will be automatically deducted from your security deposit. 
15)    If there is any problem with your unit, it is your responsibility to call immediately to have it rectified.  You are to call Stephanie Jones first, and under no circumstances bother the owner unless it is a dire emergency (fire, flood, extreme damages only).  Maintenance problems will be addressed immediately or as quickly as humanly possible.  As stated on our website, there are no refunds once you have agreed to take possession of the unit (by providing your security code from your credit card), and we reserve the right to substitute units with equal or greater value when deemed necessary.  No refunds for early departure or failure to take possession.
Again, thank you for choosing my rental unit.  My goal is to exceed your expectation by providing clean, comfortable, and memorable accommodations.  I have done my utmost to provide you with the extra little necessities that will, hopefully, merit your return on a future vacation.  Please treat our units as you would your own homes.
